Some Religions Prohibit Making a Profit
If you talk to enough people then eventually you just get lucky.
I have found the harder you work the luckier you get. But the bottom line is to close a deal with a large chunk of equity in it is a lot of luck.
A friend of mine was at lake Tahoe, he liked the lake and one day ran into an older woman and happen to ask her if she would like to sell her house. This house was sitting right on the lake and was easily worth $400,000 to $600,000 at the time.
The woman started telling him how her husband died and she wanted to get out of there, and needed to sell the house. When it came time to write up something and settle on a price the woman said we bought this house 40 years ago for $37,000 and it would be against my religion if I charged you a dollar more than I paid for it.
My friend offered her more money, but she said she really thought she would go to hell if she accepted anything more than the $37,000
So that’s what he paid her.
Those deals are very rare, but that was the 2nd one that I know about, the 1st one happened almost exactly the same way, only the house was only worth about $150,000 so there was not as much equity in it.
