Fixing Up Properties - Cabinets

New kitchen cabinets are always a good sales point, but are always expensive.

When the kitchen cabinets look bad I always follow this order:

  1. Try replacing the hardware and painting cabinets

  2. Replace just the doors

  3. Replace facings
When one won’t work then I move to the next step, I never start out thinking I am going to buy new cabinets unless they were in a fire or something.  

If the cabinets need a lot of work, check Home Depot, they have pre-built cabinets that are about the lowest priced you will find.   At some point you can spend more working on the old cabinets than you can buy the pre-built ones for so be careful about trying to save too much money.

Renovations that do not pay

Almost anything you can’t see:  

  • Upgraded electrical

  • New plumbing

  • Supports in the attic
These things are not real to people so they don’t want to pay for them, when you paint the front of a house then people can see that and will pay for it.  Tell them you just replaced a pipe for $9,000 in the yard some place and they will yawn and ask did it hurt the grass.
