California Civil Code That Does Not Help

California has a civil code that was suppose to protect people who are losing their homes from unscrupulous people taking advantage of them, and the real estate business has a lot of people who don’t mind taking advantage of a situation.

This is a case of some people with a lot of good intentions that have no idea what they are doing.

I have seen so many people lose their house because of this help it is really unbelievable.

What these bird brains came up with was a civil code that says if you’re losing your house that no one can buy your home for 5 days while you think about their offer.  Great idea, keep those poor stupid people losing their homes from making a quick decision that will hurt them. Everybody need to be saved from themselves, right?

Ok, this is how it works in the real estate real world.  All honest people who follow the law are prevented from buying property, all other real estate people can go ahead and make a deal while the honest people wait 5 days.  

Also when they get 5 days from the day of the sale they can’t sell their property until the morning of the sale, this means you take all the deals that would have been made for the last 5 days and you try and do them all at 8am the morning of the sale day.

This creates a lot of problems and stress for the people trying to sell, and ends up causing a lot of them to loose their house that could have otherwise sold their house and made some money.

Since this law came out I have received so many phone calls from crying people begging me to help them get their house back from someone who took advantage of them while I was waiting the 5 days.

I know the law makers can’t do this but put yourself in the home owners position for just a minute.  Its 5 days until you lose your house at the court house steps.  I come along and tell you to wait until 8 am the morning of the sale and I will come back and make every effort to buy your house around 8am and then try and stop the sale at 9am.  

Now my competitors have 5 days to come along and say - hey I will give you some money in your hand right now.  Do you need to buy some food or something?

You will never guess what these people decide to do.  They take the offer in front of them and don’t wait until the morning of the sale - big surprise.

Then when they find the other guy has taken them, they call me and cry and beg for my help to get their house back.
