Distressed Properties - Dealing With People
Buying and selling distressed properties is a very profitable business, it really has changed my life in many ways. But there is a down side to the business, you have to deal with the people losing their homes, and you have to deal with all the other people who want to make money the same way you are.
Most of the people losing their homes are not that difficult although it does take something out of you just to deal with them. For the most part they are depressed and just don’t want to do anything. Once in a great while I have actually been able to help someone a little.
The mad people are something else, I would say 1 or 2 out of 100 will fall in this category. But if you’re looking at 25 houses per day then you’re going to hit one every 2 to 4 days, which is about the way it works out.
I have had people do some really bizarre things:
- Chase me with a shovel
- Grab my sunglasses off my face
- Dealing with gang members
- Pointing guns at me saying they were going to shoot
Not knowing what to expect can be a little exciting but it also wears on you after a while.

What's the best way to find and profit from fixups? I currently own rentals but would like to find a way to add value to properties to rev up profits. What about financing?
